Zetland Buyers Agent

Buying in Zetland? It is City of Sydney, on the city fringe at Green Square, and it is almost all strata apartments. The building matters more than the suburb, so we read the building before it reaches your shortlist.

Median prices and market figures: Cotality (formerly CoreLogic) via Aussie Homes, 12 months to October 2026. Apartment share: Census via Aussie Homes. Medians are a guide only. In smaller suburbs a handful of sales can move them, and they change over time. They are not a valuation or financial advice. For the price of a specific property, speak with us.

Why Zetland Buyers Need a Specialist

93% of Zetland’s dwellings are apartments (Census figures via Aussie Homes). Most are on former industrial land, in towers around Joynton Avenue and Ebsworth Street, with a small number of terraces on Bourke Street and nearby. A new tower, an older walk up and a warehouse conversion are not the same due diligence. Strata records, building defects and the lease matter more here than a suburb slogan.

Green Square station (Airport and South Line) and the Green Square town centre are useful, and so are East Village shopping centre and Gunyama Park Aquatic and Recreation Centre. None of them tells you whether a particular building is the one to buy. We read the building before the shortlist. The selling agent acts for the vendor. Kristan Johnson, the licensee, acts for the buyer.

The Zetland Property Market

Median. Units: $1,048,257, up 4% over 12 months. Units took a median of 43 days to sell. 419 properties sold in the last 12 months. Source: Cotality (formerly CoreLogic), last 12 months, via Aussie Homes, read 6 October 2026. Houses are rare here: the house median is $2,226,323, but it rests on very few sales and is only indicative.

By bedrooms. The 2 bed unit median is $1.058m on 212 sales in the last 12 months. Source: Domain suburb profile, sales in the last 12 months, read 6 October 2026. Domain counts by bedroom and Cotality counts all sales, so the figures differ.

What is selling. Renters are 66% of households (Census figures via Aussie Homes).

Kristan’s advice for Zetland buyers: Zetland is a building by building market. Two apartments at the same price can carry very different strata levies, defect histories and sinking funds, so read the strata report before you fall for the floor plan.

WORKING WITH A ZETLAND BUYERS AGENT

Working with a buyers agent in Zetland starts with the brief: the size of apartment, the building type, and whether you will live in it or rent it. We shortlist apartments that fit, then check the strata records, levies, sinking fund, defect history and the contract before you commit.

Off-market apartments are shown when the selling agent decides to show them. That is not something you can order for one address. When it is time to buy, we negotiate for you from sales in comparable buildings, with a walk-away price agreed before the day.

Who We Help in Zetland

First Home Buyers

First home buyers in Zetland are comparing apartments, not houses. The useful work is the strata report, what is included in the price, and a walk-away price based on sales in comparable buildings. Finance needs to be in place before the search.

Upsizers and Owner-Occupiers

Some buyers want a larger apartment at Green Square rather than a house further out. Others find Zetland is the wrong shape of home and should look at Alexandria instead. We will say which of those your brief is before inspections start.

Investors

Renters are most of Zetland’s households, and Green Square station is why investors look here. The checks are evidenced rent, levies and the building’s records, not a suburb yield. We do not publish a yield here. See our investment property buyers agent page.

Zetland vs Surrounding Suburbs

Zetland is one part of Green Square. The neighbours change the housing.

Alexandria buyers agent coverage includes more warehouses and houses as well as apartments. It is the comparison when you do not want only a tower.

Waterloo buyers agent coverage is the next renewal area, with its own mix of public housing and newer apartments. It is not the same buildings as Zetland.

Beaconsfield buyers agent coverage is the smaller suburb on Zetland’s edge. If you want a tighter set of streets rather than the whole Green Square precinct, read it.

Very few. There is a small number of terraces on Bourke Street and nearby. The house median of $2,226,323 rests on too few sales to rely on, which is why this page leads with units.

Sometimes. We are shown homes before they are advertised when selling agents we already work with choose to do that. It is not something you can order for a specific address.
