Sydenham Buyers Agent

Buying in Sydenham? It is a small market, so the suburb median rests on only a few dozen sales and one good terrace can move it. We price each home against its own street, not the suburb number.

Market snapshot: Only about 38 sales in the past 12 months, so one terrace can move the median

Median prices and market figures: Cotality (formerly CoreLogic) via Aussie Homes, 12 months to October 2026. Dwelling mix: Census via Aussie Homes. Medians are a guide only. In smaller suburbs a handful of sales can move them, and they change over time. They are not a valuation or financial advice. For the price of a specific property, speak with us.

Why Sydenham Buyers Need a Specialist

Sydenham looks simple on a map. It is a station suburb between Marrickville, St Peters and Tempe. On the ground the stock is mixed: a cottage on a quiet street, a terrace, and warehouse or light industrial land are three different purchases. Almost half the dwellings, 48%, are townhouses, terraces and semis, 30% are detached houses and 16% are apartments (Census figures via Aussie Homes).

Three checks decide most Sydenham purchases. The first is aircraft noise. Sydenham sits under the main north south runway approach, so check the ANEF contour for the address, not the suburb. The second is flooding, which is a street level question near the low ground. The third is land with an industrial past, where the contamination question gets asked before you bid, not after.

We run those checks before a home reaches your shortlist. The selling agent acts for the vendor. Kristan Johnson, the licensee, acts for the buyer.

The Sydenham Property Market

Median. Houses: $1,672,422, down 4% over 12 months. Units: $729,280, but there are very few unit sales, so treat that as indicative only. Median weekly rent is $1,075 for houses and $640 for units. 38 properties sold in the last 12 months. Source: Cotality (formerly CoreLogic), last 12 months, via Aussie Homes, read 6 October 2026.

A second source. The NSW Valuer General sales register, as compiled by Suburb Dossier and updated 5 August 2026, shows a median of $1,763,000 across 28 recorded sales (26 houses, 2 units) in the 12 months to early August 2026. The two sources count different windows and sales, which is why they differ. With a market this small, the honest range is roughly $1.67m to $1.76m.

What is actually selling. Recorded 2026 house sales ran from $1,388,200 on Unwins Bridge Road to $2,400,000 on the same road. Other streets that traded this year include Yelverton Street, Railway Road, George Street and Park Road. Stock is cottages, semis and terraces beside light industrial and warehouse land. Source: NSW Valuer General register via Suburb Dossier, updated 5 August 2026.

Transport. Sydney Metro M1 runs from Sydenham to the City, and Sydney Trains services also stop at Sydenham station.

Planning. Inner West Council’s Our Fairer Future Plan 1 includes Sydenham in its Housing Investigation Area Stage 2, with new low and medium density opportunities identified. Council adopted Plan 1 on 30 September 2025 and it is pending NSW DPHI approval, so it is not in force. Land inside the Sydney Airport ANEF 30+ contour, 100 year and PMF flood land, and employment land were excluded from uplift.

Kristan’s advice for Sydenham buyers: Sydenham is a small market, so a single terrace sale can move the suburb median. Price each home against recent sales in its own street, and check the aircraft noise (ANEF) and flood maps before you sign, not after.

WORKING WITH A SYDENHAM BUYERS AGENT

Working with a buyers agent in Sydenham starts with the brief: cottage, terrace or semi, which side of the station, and how much aircraft noise you can live with. We follow Sydenham campaigns as part of our ordinary Inner West work, shortlist homes that fit, and check the ANEF contour, flood maps, any industrial history and the contract before you commit.

Off-market homes are inspected when selling agents offer them. That is access, not a promise that a named property will be available before it is advertised. When it is time to buy, we negotiate or bid for you from comparable sales on that street, with a walk-away price agreed before the day.

Who We Help in Sydenham

First Home Buyers

First home buyers in Sydenham are usually looking at cottages, smaller terraces and semis. Have finance in place, set a brief, and agree a walk-away price from comparable sales on that street. We will tell you when a campaign is too crowded for your brief. Missing one home is cheaper than buying the wrong one.

Upsizers and Owner-Occupiers

Upsizers compare Sydenham with Marrickville, St Peters and Tempe. You are weighing a cottage or terrace you can live in, the station, and how the street feels at night. We narrow that to the streets that fit, then check condition, noise and what you can change.

Investors

Renters want the station. Whether one property works depends on the rent you can evidence, strata or heritage limits, the neighbours and the cost of anything you must fix. We do not publish a yield here. Our investment property buyers agent page explains the wider service.

Sydenham vs Surrounding Suburbs

Buyers rarely look at Sydenham alone. The comparison is usually one or two suburbs on its edge.

Marrickville buyers agent coverage is the closest larger suburb, with a longer retail strip and more houses. It is often the first place a Sydenham brief expands.

St Peters buyers agent coverage is the smaller suburb between Sydenham and the Newtown side of the Inner West. The housing is tighter, which suits a buyer who wants that side of the rail line and will accept a narrower choice.

Tempe buyers agent coverage is the next station suburb, with the river and parkland on its edge. It is the comparison when your brief is about the southern side of Sydenham rather than Marrickville’s shops.

Opening the search to two of these suburbs is often what makes a brief buyable. The wider map is on the Inner West buyers agent page.

Frequently Asked Questions

We charge a fixed fee agreed up front. It is not paid up front, and it is never a percentage of the purchase price. The amount depends on the service and is confirmed before you engage. Details are on the buyers agent fees page.

The median house price is $1,672,422, down 4% over 12 months (Cotality, read 6 October 2026). The NSW Valuer General register shows $1,763,000 across 28 sales to early August 2026. Both rest on a small number of sales, so a single street’s results tell you more than the suburb figure.

It depends on the address. Sydenham sits under the main north south runway approach, so the ANEF contour for that property matters more than the suburb. We check it for every home on a shortlist.

Sydney Metro M1 runs from Sydenham to the City, which improves access for the whole suburb. Separately, Inner West Council’s Plan 1 includes Sydenham in a Housing Investigation Area, but that plan is pending NSW DPHI approval and is not in force.

Sometimes. We are shown homes before they are advertised when selling agents we already work with choose to do that. It is not something you can order for a specific address.
