Buying in Lilyfield? Behind the suburb numbers sit three different purchases: a house near the light rail, a house near the City West Link, and an apartment, including converted warehouses. We price each one against its own street, not the suburb figure.

Market snapshot: Houses sell in a median 37 days · units in 29 days · 116 sales in the past 12 months
Median prices and market figures: Cotality (formerly CoreLogic) via Aussie Homes, 12 months to October 2026. Medians are a guide only. In smaller suburbs a handful of sales can move them, and they change over time. They are not a valuation or financial advice. For the price of a specific property, speak with us.
Lilyfield sits between Leichhardt and Rozelle, with Iron Cove and Callan Park on its northern side and the City West Link along the south. The L1 light rail stops in the suburb, at Lilyfield and Leichhardt North, so some streets are quiet and some take rail and road noise. Callan Park and the new Rozelle Parklands sit on the suburb edge, and the Rozelle Interchange and City West Link carry the traffic. A cottage facing the park and an apartment on a busy road are not the same purchase.
Former industrial sites need a contamination question asked before you bid. We check road noise, the park edge and what you can change on that building before it goes on your shortlist. The selling agent acts for the vendor. Kristan Johnson, the licensee, acts for the buyer.
Median. Houses: $2,508,577. Units: $1,250,669, down 1%. Houses took a median of 37 days to sell and units 29. 116 properties sold in the last 12 months. By bedrooms. The 3 bed house is the core of this market: $2.415m on 48 sales, 31 days on market, 66% clearance. A 2 bed house is $1.85m (19 sold, 73% clearance) and a 4 bed house is $3.275m (26 sold, 62% clearance). Source: Domain suburb profile, sales in the last 12 months, read 6 October 2026. Domain counts by bedroom and Cotality counts all sales, so the figures differ.
What is selling. Detached houses are 44% of dwellings, apartments 35% and townhouses and terraces 20% (Census figures via Aussie Homes).
Planning. Lilyfield was excluded from uplift in Inner West Council’s Our Fairer Future Plan 1 because it sits within 1.2 km of the State led Bays West precinct. Council adopted Plan 1 on 30 September 2025 and it is pending NSW DPHI approval, so it is not in force. Parts of Lilyfield are in Plan 2 Housing Investigation Areas. Plan 2 is a draft that went on public exhibition after Council endorsed it on 15 September 2026. If you are buying for what the land might allow, check the Council maps for the exact address first.
Kristan’s advice for Lilyfield buyers: The 3 bed house is the heart of the Lilyfield market. Before you fall for one, work out how close it sits to the City West Link and the light rail line, because noise and access both show up in the price.
Working with a buyers agent in Lilyfield starts with the brief: house or apartment, park side or City West Link side, and what you will not compromise on. We follow Lilyfield campaigns as part of our ordinary Inner West work, shortlist homes that fit, and check the contract, strata or heritage controls, contamination history on former industrial sites, and condition before you commit.
Off-market homes are inspected when selling agents offer them. That is access, not a promise that a named property will be available before it is advertised. When it is time to buy, we negotiate or bid for you from comparable sales on that street, with a walk-away price agreed before the day.
First home buyers here usually choose between a smaller terrace or cottage and an apartment near the light rail. Have finance in place and agree a walk-away price from comparable sales for that building type. We will say when a campaign is too crowded for your brief.
Upsizers compare Lilyfield with Leichhardt, Rozelle and Annandale. You are weighing the park and the water against a busier retail street nearby, and you want a home you can live in, not a project you have not priced. The checks are condition, noise and what can be altered. Schools named for the suburb include Orange Grove Public School and Inner Sydney Montessori School.
Renters want the light rail and the Inner West. Whether one property works depends on the rent you can evidence, strata or heritage limits, and the street. We do not publish a yield here. Our investment property buyers agent page explains the wider service.

Few buyers look at Lilyfield alone.
Leichhardt buyers agent coverage is the larger neighbour, with Norton Street and a wider choice of houses. It is the usual place a Lilyfield brief expands when the buyer wants more shops.
Rozelle buyers agent coverage is the suburb toward the bridge and Victoria Road. It is the comparison for buyers who want that side of Iron Cove.
Annandale buyers agent coverage is the terrace suburb to the south east. It suits a brief that wants longer residential streets and can leave the waterfront.
Opening the search to two of these suburbs is often what makes a brief buyable. The wider map is on the Inner West buyers agent page.

We charge a fixed fee agreed up front. It is not paid up front, and it is never a percentage of the purchase price. The amount depends on the service and is confirmed before you engage. Details are on the buyers agent fees page.
The median house price is $2,508,577 (Cotality, last 12 months, read 6 October 2026). By bedrooms, Domain shows a 2 bed house at $1.85m, a 3 bed at $2.415m and a 4 bed at $3.275m. Check the street before you trust any suburb figure.
Domain’s last 12 months show 73% for 2 bed houses, 66% for 3 bed houses and 62% for 4 bed houses (read 6 October 2026). Clearance changes week to week, so we look at recent campaigns on the specific streets you are considering.
Not yet. Plan 1 excluded Lilyfield from uplift because of its closeness to Bays West, and Plan 1 is still pending NSW DPHI approval. Parts of Lilyfield are in the draft Plan 2 investigation areas. Check the Council map for the exact address before relying on any of it.
Sometimes. We are shown homes before they are advertised when selling agents we already work with choose to do that. It is not something you can order for a specific address.
